Four things we check before any purchase.
The service charge, not the price
A building can look cheap per square foot and still be the worst thing on the street once the Mollak budget is applied. We start with the annual charge and work backwards.
Net yield after everything
Gross yield ignores service charge, management, vacancy and DEWA on empty units. We publish net, and we show the assumptions.
Handover condition
Snagging, chiller connection and lift performance decide the first year of ownership. We inspect before we recommend.
Exit depth
How many units in the building traded last year, at what spread. A thin market is a risk you price at entry, not at exit.
