Golden Visa requirements, by emirate


Dubai, Abu Dhabi and Ras Al Khaimah run different channels with different evidence. Most published checklists merge the three and are wrong for at least two of them.

THE SEQUENCE

Six steps, in the order they actually happen.


Register the property

Complete the transfer and obtain the title deed, then the property status or valuation certificate from the land department.

Assemble the file

Passport, photographs, title deed, valuation certificate, lender NOC where mortgaged, marriage and birth certificates for dependants, all attested and legally translated.

Apply through the emirate channel

GDRFA Dubai, TAMM and the Abu Dhabi Residents Office, or federal ICP in Ras Al Khaimah.

Medical fitness and biometrics

Medical fitness test and Emirates ID biometric capture, repeated for each dependant.

Health insurance

Valid UAE health insurance is mandatory for the applicant and every dependant before issuance.

Issuance and stamping

Entry permit, status change where required, then visa issuance and Emirates ID production.

THE FILE

Documents, and the ones that cause delay.


Passport with adequate validity, recent photographs to specification, the title deed, and a property status or valuation certificate from the land department. Where the property is mortgaged, a lender No Objection Certificate. For dependants, attested and legally translated marriage and birth certificates.

Delays almost always come from documents, not from the authority. Attestation of foreign-issued certificates, legal translation into Arabic, and mismatched name spellings between passport and title deed account for most of them.

Start attestation before the transfer completes. It is the only part of the process that depends on institutions outside the UAE, and it is the only part you cannot accelerate once you are in the queue.

Do documents issued abroad need attestation?

Yes. Marriage certificates, birth certificates and any foreign-issued document generally require attestation and legal translation into Arabic. This is the single most common cause of delay.

How long does the process take?

Commonly two to three weeks from a clean file. GDRFA states around five working days for its core step. Abu Dhabi files with a mortgage take longer because of the equity and tax evidence.

Do I have to be in the country?

Biometrics and the medical fitness test are done in the UAE. The rest of the file can be prepared in advance, and dependants can be processed after the principal is issued.

What is different in Abu Dhabi?

Equity of at least AED 2 million must be yours independently of the mortgage, and where mortgaged, a tax return evidencing at least AED 250,000 settled over the two preceding years is required.
