An endorsement
Talent and merit categories require a nominating authority to endorse the application first. That step has its own timeline and its own evidence pack.
Ongoing conditions
Investor and entrepreneur routes carry retention, licence and audit conditions that persist through the term, not just at application.
A judgement call
Property is arithmetic. Talent is assessment. Two candidates with identical CVs can receive different answers.

Do I need property to get a Golden Visa?
No. Property is one route among several. Investors, entrepreneurs, specialised talent, outstanding students, humanitarian pioneers and frontline heroes all have their own criteria, and several categories were added recently.
What is a nominating authority?
For talent and merit categories, a designated federal or emirate body must endorse your candidacy before the ICP file proceeds. Salary alone rarely carries an application.
Can a company owner qualify?
Yes, through the investor or entrepreneur categories, subject to capital, licence and audit conditions. The paperwork burden is heavier than the property route and the review is stricter.
