Gross yield is a marketing number. We publish net: after service charge, management, vacancy allowance and the utilities an empty unit still consumes.

Vacancy
We apply a vacancy allowance rather than assuming a unit is let every day of the year. The allowance is shown alongside each table.
Management
A management fee is deducted whether or not you intend to self-manage, so buildings are compared on the same basis.
Service charge
Taken from the approved Mollak budget for the current cycle, not from an agent's estimate.
Rent evidence
Achieved rents from registered contracts and our own lettings, not asking prices from portals.
