THE PRACTICE
Why this desk exists.
Most buyers arriving in the UAE are handed marketing. Yield figures without deductions, service charges quoted as an afterthought, and delivery records that begin at the last successful project. The information exists — it is simply not put in front of the buyer.
We built this desk to put it there. Approved Mollak budgets, registered transactions, achieved rents and our own deal experience, published building by building and revised on a stated cycle. Then the advice, which is often to buy something other than what you came for, or to wait.
Alongside the property work we set up companies and run residency applications, because in practice they are the same decision seen from different angles. Where you register, where you buy and how you plan to be resident all affect one another.
We publish what we would want to read
Service charges, net yields and delivery records are published whether or not they help a sale. A desk that only publishes flattering data is an advertising business.
We say no
If a building is wrong for the purpose, we say so and we say why. We would rather lose a transaction than place a client into a unit we would not own.
We work in two languages
English and Turkish, in writing and in person, including at the trustee office and the bank. Nothing important should be understood second-hand.
We stay after the transfer
Handover, snagging, Ejari, tenancy, service charge disputes and renewal. The purchase is the beginning of the relationship, not the end of it.
