Every figure on this site is traceable. This page explains the sources, the update cycle, and what we do when the data is thin.

SOURCES

Primary sources, named.


Dubai Land Department

Registered sale and mortgage transactions. Our transaction figures start here, not with portal asking prices.

RERA

Rental index entries, escrow status on off-plan projects and broker registration checks.

Mollak

Approved service charge budgets per building, per square foot. This is the source behind our service charge tables.

DXB Interact

Cross-checking transaction volumes and price per square foot at building level.

Named market reports

Published research from the major agencies, cited by name and date whenever we quote it.

Our own deals

Signed contracts, agreed rents and actual handover conditions in buildings we transact in.

RULES

How we handle the data.


How often we update

Service charges follow the annual Mollak approval cycle. Yields and transaction data are republished quarterly. Guides are revised whenever a rule changes, and the revision date sits at the top of the page.

Figures we cannot verify

If we cannot trace a number to a primary source or a deal we handled, we do not publish it. Where a figure is credible but unverified, it is labelled as such and the reason is stated. We would rather leave a gap than fill it with a rounded guess.

How we treat outliers

Single transactions far outside the range for a building are excluded from averages and reported separately. Bulk deals, related-party transfers and distressed sales are flagged, never blended into a headline number.

Superseded figures

Old numbers stay on the page with their original date rather than being quietly overwritten. That is how you can see whether a building is drifting or holding.

Disclosure

We buy, sell and let in the UAE market. Where we hold a position in a building, or represent a seller or developer in it, that is stated on the page carrying its data. We do not accept payment to raise a building's assessment.
