WHY IT MATTERS
Three practical consequences.
Absence
The standard 180-day rule applies. If you spend long stretches abroad, a two-year permit is fragile in a way the Golden Visa is not.
Renewal cadence
Every two years the file is reassessed against the rules as they stand then, not as they stood when you bought.
Mis-selling
If a brochure calls a sub-AED 2m purchase a Golden Visa, the rest of that brochure deserves the same scepticism.
The two-year tier is a legitimate route for a smaller purchase. It is simply not the ten-year permit, and it should not be priced or sold as one. If ten years is the objective, the arithmetic is AED 2 million under the test that applies in your emirate.
Is the 2-year investor visa the same as the Golden Visa?
No. It is a separate, lower tier with a two-year term, renewable, and it does not carry the Golden Visa absence exemption. It is frequently mis-sold as a Golden Visa.
Is there still a AED 750,000 minimum in Dubai?
Dubai removed its AED 750,000 floor for sole owners on 29 April 2026. The change is widely reported by DLD-linked platforms; treat it as reported until a decree citation is available, and confirm before you buy on that basis.
Can I upgrade to the Golden Visa later?
Yes, by reaching the AED 2 million threshold under the test that applies in your emirate. It is a fresh application rather than a conversion.
Can I sponsor my family on it?
Family sponsorship is possible subject to the standard conditions, including income and accommodation requirements, and each dependant carries its own cost.
