- Two further studio sales recorded, at AED 687,500 in August and AED 620,000 in July, keeping the twelve month band intact at AED 620,000 to 730,000.
- Registered studio rents softened again, now roughly 12% below the same period last year, as new Al Furjan supply completed.
- Etihad Rail's Dubai station at Jumeirah Golf Estates remains scheduled for 30 September 2026. We will confirm the opening in the Q4 file rather than assume it.
- No change to the approved service charge that we are aware of. The figure remains unpublished at building level.

THE BUILDING TODAY
Prime Residency 3 today: delivered, occupied, trading
This is no longer an off-plan project. Prime Residency 3 has been delivered, occupied and trading for three years.
Prime Residency 3 was completed and handed over in 2023. Construction ran from June 2021 to June 2023. It is now a live, occupied building trading as ready secondary stock. Units change hands between owners, tenants are already in place, service charges are being billed, and there is a visible transaction record you can read below. Anyone advising you on this building from a brochure is advising you on a building that no longer exists in that form.

We will not print a headline yield percentage on a page that will outlive the market it describes. Instead, here is the arithmetic, so you can run it against a real rent on the day you are buying.
The calculation
Gross yield = annual rent ÷ purchase price.
Net yield = (annual rent − service charge − management fee − insurance − expected void weeks − maintenance) ÷ (purchase price + 4% DLD transfer + agency fee). Net is the only number that pays for anything.
What studios rent for in Prime Residency 3
Registered rental contracts in this building average around AED 53,100 a year for a studio, with listings spread between AED 43,000 and 65,000 and most furnished units concentrated around AED 50,000 to 55,000. One hundred and forty new rental contracts were registered in the building over the last twelve months, so this is a liquid rental market, not a thin one. For area context, Al Furjan studios averaged AED 49,092 across 1,188 contracts in 2025.
The gross yield, computed in the open
Recorded sale prices of AED 620,000 to 730,000 against achieved rents of AED 49,000 to 55,000 give you:
- Conservative: AED 49,000 on a AED 730,000 purchase is about6.7%
- Middle: AED 53,000 on a AED 650,000 purchase is about8.2%
- Optimistic: AED 55,000 on a AED 620,000 purchase is about8.9%
So roughly 6.7% to 8.9% gross, centring near 8%, before service charges. Deduct the AED 12 to 18 per square foot charge and you lose approximately a point, putting realistic net returns in the region of 6% to 8% depending on what you pay and what you achieve. That is a solid mid-market yield in a metro-served district. It is not the "up to 12%" that appears in some marketing for this address, and we would rather you hear that here than after you buy.
The honest counterweight. Registered studio rents in this building are down roughly 12% over the last twelve months, and listing prices are off about 7% over six months. That is not distress. It is what happens when initial post-handover lease premiums normalise and a large pipeline of comparable studios completes nearby. Anyone quoting you a yield off a 2024 rent is quoting you a number the market has already moved past.
Two further things to weigh before you accept anyone's yield figure. Furnished units in this building generally command a premium and turn over faster, which changes both the rent and the void assumption. And short-term letting produces a different number again, with different costs and a different risk profile. Ask which one a quoted yield refers to, because the gap between them is wide.

PAYMENT PLAN
Is there still a payment plan for Prime Residency 3?
This is one of the most searched questions about this building, and the honest answer has two halves.
The developer construction payment plan no longer exists. Those 20/20/60 and post-handover schedules belonged to the off-plan phase, which ended when the building was delivered in 2023. Any page still advertising one is describing a product that is no longer for sale.
Instalment terms do sometimes exist on resale, and they come from the seller, not the developer. Where an original buyer is still paying down a developer instalment plan, that balance can occasionally transfer with the unit, and some private sellers will structure a staged completion. Both are negotiated case by case, both require the Land Department's process to be followed properly, and neither is advertised. If a payment structure matters to you here, it is a question to ask before you shortlist units rather than after.
Mortgage finance is the more common route on a completed building of this age, subject to the usual bank thresholds and the property valuation.

Structure is permitted and marketed as G+2P+7: ground, two podium levels and seven residential floors. Some listing sites state ten or eleven storeys, which counts podium and ground levels. Unit mix is studios and one-bedroom apartments, with occasional larger configurations.
What comes with a unit
- Furnished by the developer in most studio configurations, which matters more than it sounds: a furnished unit lets in a different tenant pool and shortens void periods.
- One allocated parking space per unit.
- Balcony or terrace, central air conditioning, shared pool.
- Freehold title. Al Furjan is a designated freehold district, so ownership is open to all nationalities.

Pool deck, gym, residents' lounge, children's play area, podium garden, and the outlook from an upper floor. Amenity quality matters here for a practical reason: it is what lets a furnished studio hold its rent against the wave of new studios completing nearby.

Prescott Real Estate Development, registered with the Dubai Land Department as Developer No. 1207. Roughly ten registered projects across Al Furjan, Arjan, JVC, Meydan and Studio City, of which four show as complete in DLD records: Prime Residency 3, Prime Views, Prime Gardens and Prime Townhouses.
On this building specifically, the marketed handover was mid-2023 and delivery landed in mid-2023, so there is no evidence of a material delay here. On the wider record we will be precise rather than flattering: no public delay judgment or regulatory penalty against Prescott was found, but DLD does not publish on-time delivery statistics for this developer, and absence of a public record is not the same as a verified clean one. If you are considering one of their off-plan projects rather than this completed one, that distinction matters.

What the record actually says
- Studios cluster between AED 1,550 and 1,750 per square foot. Twenty-one recorded sales over twelve months, with the middle of the range around AED 1,640.
- The absolute price band is tight: AED 620,000 to 730,000. For a completed, furnished, freehold studio in a metro-served Dubai community, that is a narrow and readable market. Narrow bands are good news for both sides of a trade: they make valuation arguments short.
- Smaller units carry a higher rate per square foot. The 380 sq ft unit traded at AED 1,837 per sq ft while the 461 sq ft unit traded at AED 1,453. Buyers here are pricing the entry ticket, not the floor area. If you are selling a larger studio, price it on the total, not the rate.
- Roughly half of all sales were tenanted at the time of sale. That tells you the buyer pool is genuinely investor-led rather than end-user led, and that units are transacting without waiting for vacancy.
- Prices have been broadly flat to slightly firmer over the year. Late 2025 trades sat around AED 1,550 to 1,650 per sq ft; 2026 trades sit around AED 1,650 to 1,750. That is a modest firming, not a spike, and it is exactly what a delivered building looks like once the initial handover churn clears.
Asking prices are not transaction prices
Worth separating, because most pages blur the two. Portal asking averages for studios in this building currently sit around AED 1,250 to 1,310 per square foot, which is below the top of the recorded-sale range above. Portals also quote roughly 20% year-on-year growth, but that is a computed movement in asking prices, not a Land Department transaction index, and it should not be presented as verified capital appreciation.
For context on the wider market: Al Furjan apartments overall averaged about AED 1,281 per square foot across 873 resale transactions in 2025, up roughly 15% on 2024. Studios in this building trade at or slightly above that community average, which is what you would expect for small, furnished, metro-served stock.
SERVICE CHARGES
Prime Residency 3 service charges
The line nobody puts in a brochure, and the one that quietly decides your net return.
There is no published building-specific figure we are willing to print as fact. Approved service charges are held in the Land Department's Mollak system and require a live lookup by project. What we can say honestly: Al Furjan apartment buildings of this age and type sit in the AED 12 to 18 per square foot band. On a 420 sq ft studio that is roughly AED 5,000 to 7,600 a year, or about one full percentage point off your gross yield. Ignore the AED 0.8 and AED 5 per square foot figures that circulate for Al Furjan: those are master-community villa charges, not apartment tower charges, and using them will flatter your model by a wide margin.
Every owner should confirm the current rate directly. Dubai Land Department publishes approved service charges per building through the Mollak system, and the figure is reset annually. A building whose charges drift upward year after year is a different investment from the one you bought, and it is worth checking the trend rather than the single number.

Al Furjan is a master planned district in southern Dubai, between Sheikh Zayed Road and Mohammed Bin Zayed Road, served by the Route 2020 metro extension. The area's case is straightforward: it is one of the last well-connected districts in Dubai where a completed freehold studio still trades below AED 750,000.

The metro, accurately
Al Furjan Metro Station sits on the Red Line's Route 2020 extension and opened in January 2021. It is the real transit anchor for this building. One correction to the marketing you will read elsewhere: the widely repeated "three minutes to the metro" refers to driving. The station is roughly 1.5 to 2 kilometres from this apartment cluster, which is a short drive or feeder bus, not a walk. Treat it as car-and-feeder access, and price the asset accordingly.
Etihad Rail, in proportion
Dubai's Etihad Rail passenger station sits at Jumeirah Golf Estates, roughly 5 to 6 kilometres from here, opening on 30 September 2026. It is a genuine gain for southern Dubai: intercity rail to Abu Dhabi, Sharjah and Fujairah from a corridor that until now had none, reachable in a short drive from Al Furjan.
One point worth stating precisely, because some listings blur it: the station serves the wider southern corridor rather than sitting inside Al Furjan, and the link is by road rather than on foot. Taken together with Al Furjan Metro on the Red Line, the practical result is a district with unusually good transport optionality for its price band, and one more reason the area keeps drawing tenants.
Our position on infrastructure generally: buy an asset that works on today's numbers, and treat future connectivity as upside you did not pay for. Assets bought purely on an announced project are exposed to that project's timeline, and timelines move.
THE VERDICT
Is Prime Residency 3 a good investment?
It works for
- Yield-focused investors buying a completed, furnished, tenant-ready unit rather than a construction risk.
- First-time Dubai buyers who want a readable entry price and a visible transaction record to price against.
- Portfolio builders assembling several small units, where the combined value can be structured toward the AED 2 million Golden Visa threshold.
It does not work for
- Anyone buying a single studio expecting the ten-year Golden Visa. At these prices, one unit sits well below the AED 2 million property threshold.
- Buyers who need capital growth on a short horizon. This is an income asset in a district that is still filling in; the transaction record shows firmness, not a spike.
- Anyone who wants prime-address prestige. Al Furjan is a well-run suburban community, and that is precisely the point of the price.

The risk we would want stated to us
Al Furjan is in a heavy delivery phase. Brokerage research counts more than sixty off-plan launches in the community with handovers running through 2028, and upwards of two thousand units expected by 2027, weighted toward apartments and heavily toward studios and one-beds. That is the same product this building rents.
The effect is already visible rather than theoretical: registered studio rents in this building are down about 12% year on year. A furnished studio with real amenities and an established building competes well against a brand new one, but it competes. Underwrite this asset on the rent it achieves today, assume a realistic void, and treat any rental growth before 2028 as a bonus rather than a plan.
The second risk is smaller and worth knowing: parts of Al Furjan remain a genuine fifteen to twenty-five minute walk from the metro, and some construction is ongoing across neighbouring plots. Visit at the hour you would actually leave for work.
