Al Reem: the value case, under a different law


Since April 2023 Al Reem sits in ADGM jurisdiction, and since 1 January 2025 every transfer, mortgage, lease and off-plan sale registers through ADGM's AccessRP platform under English common law, not ADREC or DARI. Confirmed.

That means a different registry, ADGM courts, and a power of attorney that must be activated in the ADGM system for remote purchases. Freehold for all nationalities is unchanged, and the 2% registration fee applies. This is a diligence point, not a downgrade.

The villa print, framed

Knight Frank shows Reem villas at −22% YoY while apartments rose +18%. Reem is an apartment market; villa trades are few and lumpy, so the −22% is a thin-sample print, not a collapse.

Headline gross yields of 6.5 to 8.5% are cut hard by service charges of AED 25 to 45 per sq ft; the worked net lands nearer 5.7%.
