Read the table twice. The first read tells you Abu Dhabi is cheaper to enter. The second read tells you it is harder to leave, harder to model a net yield in, and more exposed to a single balance sheet. Both readings are correct.

Abu Dhabi suits you if

You are buying to hold for a decade or more, you value institutional planning and lower entry friction, you are buying with equity rather than leverage, and you do not need to be able to exit quickly.

Dubai suits you if

You want liquidity, published building-level service charges, a fragmented developer market, and the option to trade a position rather than hold it.

The 2 percent versus 4 percent gap is real but it is the smallest difference between these two markets. The differences that will actually decide your outcome are liquidity, developer concentration and service charge visibility.

Is Abu Dhabi or Dubai better for investment?

They answer different questions. Abu Dhabi offers half the registration fee, institutional planning and an equity-driven market, in exchange for thinner resale liquidity, no public service charge index and roughly forty percent of residential sales value sitting with one developer. Dubai offers depth, liquidity and published Mollak service charges. Hold horizon usually decides it.

Is Abu Dhabi property cheaper than Dubai?

Entry cost is lower at a 2 percent registration fee rather than 4 percent. Price per square metre depends on the island, and prime Saadiyat competes with prime Dubai. Treat the gap as structural rather than a discount.

Which has better rental yields?

Dubai generally shows higher headline yields with better data to verify them. Abu Dhabi's strongest income areas are Al Reem at roughly 6 to 8 percent gross and Masdar City at 6.5 to 8 percent, but the absence of a public service charge index makes a reliable net calculation harder.

Can I get a Golden Visa in both?

Yes, at AED 2 million in each. Abu Dhabi requires that amount in your own equity outside any mortgage. Dubai, since February 2026, accepts the title deed value regardless of the outstanding mortgage, which is materially easier for a leveraged buyer.
